Passyunk Avenue is the spine of this neighborhood, which has seen a resurgence in recent years. It seems that a new bar or restaurant is opening on the Avenue every month, making it a cool place to visit and a cooler place to live. Mixed in with the new shops are a collection of stores that have been on the Avenue for decades, like Marra's. And with the efforts of the East Passyunk Avenue Business Improvement District and the Passyunk Avenue Revitalization Corporation, things promise to be even better around these parts in the future.

Apartment Building Under Construction at 6th & Moore, Behind a Row of Homes

The 600 block of Moore Street has seen some serious changes since our last visit, which was back in the fall of 2019. At that time, an old industrial building took up the entire block bounded by 6th, 7th, Moore, and McClellan Streets. This hulking edifice was ugly as all get-out, and housed a cabinet manufacturer for many years. We were enthused to share the news of the building's imminent demise, as just about anything [...]

Addition on South Broad Will Echo Former Bank Next Door

The east side of the 2000 block of S. Broad St. contains a mix of retail spaces, bookended by a pair of attractive buildings that were originally constructed as banks. 2001 S. Broad St. was built for the Philadelphia Savings Fund Society and is now a Citizens Bank. 2037 S. Broad St. was home to a Beneficial Bank for many years, with the bank relocating (and eventually getting bought by WSFS Bank) and the building [...]

Demo Notice Means the End of the Line for a Mike’s Car Care?

A reader reached out to us the other day, having noticed a demolition notice posted on a building just south of the intersection of 9th & McKean. The suspicion here was that a sizable project was in the works, since this corner is dominated by an auto shop called Mike's Car Care. Certainly, when we visited the property, that was our initial expectation as well. We saw a demo notice Looking west on Emily Street Auto [...]

Demolition at 6th & Moore, Multi-Phase Project Coming Soon

At first thought, the 600 block of Moore Street may not seem like the most obvious development site in South Philly. It's a couple blocks away from Pennsport, and it's a seven block shlep from Passyunk Avenue. This block in particular is a challenge, with a beer distributor on the north side of the street and a cabinet manufacturer taking up the entire southern side of the block. Nevertheless, we saw a nine home project appear [...]

Flag Lot on Mifflin Street Could Support Apartment Building If Someone Buys It

1324 Mifflin St., has some unique history and a highly unusual shape, but you wouldn't know it by simply walking past the property. There’s a three story building on Mifflin Street, but most of the first floor of the building functions as a driveway that leads to a large warehouse that fills all the space behind the homes fronting Mifflin Street, Juniper Street, and Passyunk Avenue. This 5,000 sqft space was used as a stable way back when, and [...]

Roman Square Will Reign at 11th & McKean

Isn't it great that we live in a big city with hundreds of little convenience stores dotting the neighborhoods, allowing us to skip a grocery store trip if we only need a can of beans or a couple tomatoes? Sure, the grocery store has more options and better prices, but that little store at the corner sure is convenient, hence the name. If you've set foot in a convenience store in the last forty years, it's quite [...]

Former Passyunk Pharmacy Getting a Bit Taller

Roughly 2 years ago, we wrote a story titled Not to Worry, Escape the 1980s Isn't Going Anywhere. This was written in response to a zoning notice posted outside Escape the 1980s escape room at 1804 E. Passyunk Ave., which several readers interpreted to mean an end of the line for the business. As the title of the story suggested though, the business was not closing, but instead the zoning notice indicated that the owner of the property was planning [...]

Five Duplexes Should Appear Near 9th & McKean

Compared to neighborhoods like East Kensington or Point Breeze, East Passyunk has seen hardly any new construction during the development boom of the last several years. Sure, there's the occasional project here and there, but outside of one-off renovations, projects in this part of South Philly are the exception rather than the rule. And this phenomenon is explained quite easily. East Passyunk wasn't considered a particularly cool place to live until Passyunk Avenue experienced a [...]

King of Jeans Replacement Really Changes Things on East Passyunk

It's been a long and winding road for 1843 E. Passyunk Ave. over the last half dozen years or so, so much so that there's surely a whole contingent of people that don't even remember that King of Jeans and its amazing sign called this address home for many years. The old building was demoed back in 2015, but we first wrote about it during the summer of 2011, when it was listed for sale for [...]

Eight New Homes Under Construction on Hutchinson Street, Near Snyder

As the borders of greater Center City continue to expand farther and farther from City Hall, developers are giving consideration to properties they might have ignored until quite recently. For example, just earlier today, we showed you an old warehouse at 31st & Jefferson which was torn down in favor of a condo building that's now under construction. Even five years ago, an industrial building was the correct use at that location, but today that's no longer [...]
