A new development is in the works at the edge of Temple University’s campus, brought to you by the same people behind the hotel development at the Legendary Blue Horizon. Mosaic Development Partners and Orens Brothers Real Estate, along with Metamorphosis Community Development Corporation, are breaking ground this month on the project, aptly named Diamond Green, located at 10th & Diamond Sts.

Diamond Green will be comprised of about 12K sqft of first floor retail space and 92 residential units aimed at Temple students, with 2-bedroom and 4-bedroom apartments over four floors. Their website boasts private bedrooms, round the clock security, laundry facilities, balconies, lounges and parking. Rental rates will start at $650 per furnished bedroom, which isn’t bad, considering all the amenities included. They plan to complete construction and be open by August 2012, just in time for the next school year.

It’s a prime location for students, being only one block away from the northeasternmost edge of main campus, and a block from SEPTA’s regional rail station. Also, it’s across the street from the practice football field, in case you wanted to scope out the guys tossing around the pigskin.

Their Facebook page, albeit a little outdated (it still boasts of an opening in August 2011), lets on that they want to attract some office tenants, a small restaurant, a daycare, and other small retail shops – what would Temple students and others in the neighborhood want to see in this space?

One thing we do know is what Darrell Clarke doesn’t want in this space… Sigh.
