A couple of weeks ago, developer Mei Chen went before the ZBA to propose a new building for the currently vacant southwest corner of 11th and Green Sts.

The corner. A little dark.

The proposed building is a duplex, with a commercial space on the first floor and a single family home in the three floors above. The building will have a roof deck, and an open-air parking space that uses Green St. as its access point. The architects for the project are Harman Deutsch.

Looking north

With all the building taking place on surrounding blocks in the “Spring Arts” neighborhood, including the soon-to-be sold church a block up 11th St., we wonder whether this new commercial space is just what the doctor ordered for this area, or whether it will languish, impossible to rent until the neighborhood progresses further?

Folks who live around there, please indulge us: What do you want to see added to your neighborhood? A cafe? Another bar/restaurant like the Institute a block to the west? And how important would it be to have new retail in the neighborhood, rather than down on Spring Garden St.?

If it seems that we’re writing something about this neighborhood every couple of days, you’re not imagining it. It seems a day doesn’t go by that we don’t hear about something new popping up in this hopping neighborhood.
