We were 4th Street the other day, just north of Girard Avenue, and realized that a ton of development activity is taking place on this block. What brought us here is the upcoming construction of two homes at 1214 N 4th St., which we noticed on today’s zoning docket.

The vacant lot

According to the zoning application, the developers, Zion Land LP, who purchased the property earlier this year for $90K, intend to build one home that fronts 4th Street and another home that fronts Leithgow Street. Considering the fact that the lot extends 100 feet from front to back, subdividing makes quite a bit of sense. There was a listing for the 4th Street home that’s since been withdrawn, that offered a rendering of the proposed home, priced at $394,500.

Meanwhile, across the street, three homes are through most of their exterior construction over a year after the project initially went to zoning. Two of them appear to be under contract at a $389K asking price, though we couldn’t tell you what their final sales price will be.

A few doors to the north, back on the west side of the street, another home has been framed out near a makeshift community garden, and a shell is under contract immediately to the north of this green space.

And finally, on the northern end of this block, the 3rd Ward, a project we’ve told you about a few times in the past, is eyeing a fall opening. Whether their restaurant space will open at that time as well isn’t known at this time, but this hardly matters in the grand scheme of things.

Imagine this block in two years, with a bunch of new houses and rehabs, a new restaurant, and a compelling arts space. It’s amazing to watch this transformation as it’s happening, and we’ll be sure to check back over here in the coming months to see what other changes are in store.
