Waaay back when, we told you about ReNewbold, a development project from LPMG (the SPTR and American Sardine Bar people), developing 16 single family homes, 2 condos, and a retail space at the currently bleak corner of 16th and Moore Sts. LPMG has hired LEED experts Postgreen (the 100K house people) to design the project and Hybrid Construction to built it. And a couple of days ago, the project received approval from the ZBA and it appears to be a go.

Yes, that is bleak.

Not so bleak, after all. Rendering is preliminary.

The homes will target LEED Platinum certification, and will offer numerous green features, including rain collection, low flow fixtures, dual flush toilets, super insulation, green roofs, and low-VOC finishes. There will be a few two story homes mixed in with the three story homes, but all will all have roof decks and parking spaces. Postgreen released a site plan and some 3D renderings a couple of months ago.

Impressively, even the two condo units on the corner appear to have parking spaces.

This project is a really big deal for Newbold, Point Breeze, and South Philly in general. This has got to be the largest market-rate, non-subsidized housing development in Point Breeze in decades. And unless we’re mistaken, it’s the largest green residential development project thus far in South Philadelphia. And that corner retail space has the potential to provide some much-needed amenity to the community. Or, failing that, another watering hole in the image of SPTR.

And perhaps best of all, Naked Philly favorite Hardena, located just a half a block away, stands to get some extra business once people start moving into these homes. A good thing, because everyone should have the chance to experience those unbelievable collards.
