The 100 block of Greenwich looks like many other 100 blocks in Pennsport, starting off commercial and industrial and then transitioning to residences as you move to the west. As real estate has become more dear in Pennsport though, we’ve seen multiple examples of these old warehouses and commercial buildings getting demoed and replaced by new town homes. So it comes as no surprise that something along those lines appears to be in the works on Greenwich Street.

A reader tipped us off recently, giving us the heads up about some potential changes for 119-29 Greenwich St., a sizable parcel that’s been home to a tile/granite/kitchen store for at least the last decade. The property was first listed for sale for $2.2M about a year and a half ago, and the price ultimately came down to $1.65M before going under agreement this past spring. The developers buying this parcel are looking to tear down all the buildings here and build twelve town homes with parking. We have to think these homes will go up in two rows running to the north, with a drive-aisle in the middle.

To be redeveloped

The property is zoned for industrial use, so the project is going to require a variance from the ZBA. But like we said, we’ve seen similar projects crop up all over Pennsport over the last few years, with a couple under construction just a block away. That being the case, we don’t see why this would be an issue for the neighborhood, but then again every property/project is different, so who knows. Based on our understanding of the proposal, it seems like a pretty reasonable approach and we expect to see it move forward. Assuming it does, we do see two potential issues.

Gun range next door

The proximity to I-95 is not really a big deal, as we’ve seen with countless other projects in this neighborhood and others. The other possible issue is the fact that Firing Line, a gun shop and firing range, is located immediately next door. We don’t know whether that will be a big problem for people looking at high end new construction homes, but we don’t imagine it’ll be a selling point either. We’d think the soundproofing is really good and you wouldn’t hear anything from the outside, but maybe someone that has lived near a gun range (or better, this particular gun range), can provide some insight?
