Last summer, we told you about a proposed large development at 12th and Latona Sts. where a once-handsome warehouse has become considerably less attractive over the years.

Over the past months, construction has taken place at 1216 S. 12th St., the previously vacant lot just to the south of the warehouse. It looks like it should be finished sooner rather than later. The new building will include apartment units on the second and third floors, a vacant commercial space fronting 12th Street, and three parking spaces on Latona Street. Architecturally, the developer has made some interesting choices. The new building is certainly different from anything else in the area.

Across the street, the warehouse is being demolished from within. We were under the impression that work hadn’t begun here just yet, but loud noises and a wide-open garage door indicated otherwise. We imagine that the entire building will come down soon enough. In short order, nine homes fronting Latona Street and one home fronting 12th Street will rise in its place. We suspect the design will echo the already constructed building across the street, but couldn’t tell you for sure.

It’s great to see new construction in this area. With Passyunk Avenue so close by, the new residents will have no shortage of amenities to enjoy. We’ll be interested to see what these new homes look like, and how they’re priced.
