We spotted ongoing demolition at 2549 Grays Ferry Ave. the other day, and were pleased to see the gross, poorly maintained building that had previously stood there coming down.

Developer Metro Impact, prodigious builders in the Graduate Hospital neighborhood, are at it again. Replacing this building will be a new, three story structure that includes three condo units and three car garage parking. All three condos units will share a roof deck.

Condo A, a bi-level unit on the first floor and basement levels, will have 2 bedrooms, 2 bathrooms, and almost 1400 sqft of living space. Condo B, on the second floor, will also have 2 bedrooms and 2 bathrooms and will have almost 1200 sqft of living space. Condo C, the penthouse, will have a similar layout to Condo B, but with a pinch less square-footage. They condos will be listed for $275K, $255K, and $265K, respectively.

This development will clearly represent an upgrade over the existing building in an area that’s on the fringe of the neighborhood. While this property isn’t in the Devil’s Pocket, like the homes we told you about last week, it’s also extremely close to the Veolia Plant as well as the CSX tracks. Will that deter potential buyers? Or is the price point already such that the developer is accounting for this?
