We were in the neighborhood today and spotted a new foundation at 1001 S. 18th St., on the southeast corner of 18th and Carpenter Streets. The sign at the site indicated that this was yet another offering from prolific Graduate Hospital developer Metro Impact.
A little birdie (public record) told us that Metro purchased the lot for $180K last October. According to the zoning application (also from October), the developer intends to build a duplex at this site with two-car garage parking and two roof decks. The two units will each have three bedrooms, two and a half bathrooms, and about 2,000 sqft of living space. Take a look at the elevations drawings:
Interested in either unit at a price of $395K? Too bad, they’re both under agreement, according to the Metro Impact website. You snooze, you lose, it seems.
With the redevelopment of this lot, three corners of the intersection will possess homes built in the last few years. The northwest corner, which we brought to your attention last summer, most recently contained a one-story structure that looked like it was once a commercial space. And then the city demolished it, because it was in imminent danger of collapse.
Almost a year later, it’s still a vacant lot. Hopefully, someone will purchase this lot in the near future, and this intersection will be completed. And in addition, the city will get reimbursed for demolishing the property. And for a decade’s worth of property taxes, too.
