The current owner purchased the three lots back in 2005 for a little less than $600K altogether. The combined lots offer 51′ of frontage on South St., with 1612-14 going back 84′ and 1616 going back 60′. The owner attempted to build at 1616 several years ago, but after pouring a foundation and framing out a first floor, got tied up in litigation for several years. The owner recently passed away, and his estate is attempting to sell off these undeveloped lots. The asking price is $800K.

Last week, we detailed some of the changes coming soon to the 1500 block of South St. While there isn’t quite as much action on this block, it has recently seen the addition of the aptly named Indian Restaurant and Grow Thru Play to a commercial mix that already included Pumpkin, Pumpkin Market and Novita Bistro. It has, no doubt, been held back by the long-vacant stretch in the middle of the block that is currently for sale.

We’re not sure what would ultimately be the perfect fit for these lots, but our hope is that a developer purchases all of the lots and constructs a building with apartments above a single 3000 sqft commercial space. While many of the smaller storefronts on South St. have been challenging to lease, a unified single commercial space over all three parcels could potentially attract a large, interesting tenant to add to the retail mix of South Street West.
