When we last checked in on the 1900 block of League Street about half a year ago, five new homes with garages were under construction. In the months that have passed since then, the five homes have been completed, and two have already sold. The rest are on the market for just under $500K.
On the same block, which was a wasteland of vacant lots just a couple of years ago, some more homes have gone up in the last couple of months. Last December, the ZBA approved plans for ten additional homes to rise on this block, with almost identical footprints to the homes pictured above. Thus far, five of the homes have been built, and sixth foundation has been poured.
We imagine these homes will be listed at around the same price point as their cousins to the east, and that the developer will build on the rest of the approved lots once some of the first round of homes get sold. As we said before, we think these homes are a bit of an overbuild, as they only have 90 sqft rear yards due to the inclusion of garages. But perhaps that’s what’s necessary on a block so close to Washington Avenue with a lousy view to the south.
On the other hand, considering how bad this block looked very recently, one could argue that these homes, overbuilt or not, represent a significant improvement.
