Yesterday, we told you about the new bike shop that’s potentially coming to the 1400 block of Frankford Ave., in Fishtown. Just down the street is a project we first told you about back in October, before it broke ground.

Next to the Bicycle Stable is an empty lot, owned by the folks who own the Bicycle Stable building. Immediately to the south of that lot is 1412 Frankford Ave., and just to the south of that is a garden space that’s used by the public but owned by the Lutheran Settlement House. Developer Zion Land LP purchased 1412 Frankford Ave. last year for $71K and had proposed a new construction, single family home with an open-air front parking space. The community, as you can imagine, was not in support.

According to the ZBA, the developer was granted permission to build the house, but the ZBA did not allow the parking space in the front. Not a bad call, considering the garden space next door. What we’re a little confused about is that the house, despite not having the desired parking space, is still set back from the sidewalk. It’s not a big deal really, it’s just not something you see too often in new construction these days.

Unless this is a ploy by the developer to state, on the property listing: “Parking Potential, with proper zoning!”

Well, we can all imagine that such an effort would meet a similar fate, the second time around, right?
