2111 E Susquehanna Ave., a soap works in a former life, has been on the market for a couple of years now, and it appears to finally have a buyer. Last listed for $549K, it went under contract earlier this year, and the probable buyers have applied for variances with the intention of redeveloping the property.

Probably the third floor

According to the application, the developers intend to have a vacant commercial space on the first floor and in the basement, and six residential units on the second and third floors. No clue at this time whether these will be rentals or condos. Also, the developers will demolish the one-story building in the rear and create a parking lot with six spaces with access on Martha Street.

To be torn down and turned into parking

This project makes tremendous sense for this location, which is literally surrounded by development on all sides. Just across the street, you can see a few homes that were built by Postgreen in the past couple of years. Up the street, we see a few new construction homes, and one of the G8-Life homes in the distance. And the Norris Point development we told you about last week is just a little over a block away

Despite all the building around here in recent years, there are still plenty of empty lots and fixer-upper houses in the immediate area. So we’re expecting that the development will keep rolling along for years to come.
