We were in the neighborhood and spotted four homes under construction a small street between Frankford Ave. and Front St., at 1732-38 Blair St.

Developer James Mayberry is building one two-bedroom home and three three-bedroom homes, all of which will have two bathrooms. What we’re a little unclear about is why the developer went with just two-story homes on this block. Though many homes in the neighborhood only go up two stories, the adjacent property to this development goes up three. There’s precedent right there! The homes were put on the market a couple of weeks ago and are currently listed at $249,900.

While the price seems to indicate a decent value for the area, we wonder what kind of a market there is for new construction two story homes in Fishtown or anywhere else for that matter. We’re seeing plenty of larger homes go up in the neighborhood and sell fairly quickly at a higher price point, but relatively few two story homes being built, let alone sold.

Then again, perhaps the developers of Hagert Square would argue that this is exactly the right way to go.

Whether these sell slowly or quickly, we’re glad to see the infill on the block and only hope that the lot across the street meets a similar fate sometime soon.
