On the narrow, curiously numbered 400 block of Memphis St., Triangle Property Partners has proposed five new homes to replace a one story, red brick, triangularly shaped building. Though this block is a little tough to find if you don’t know where it is (especially because the houses on the next block of Memphis St. start at 1700), it’s very much in the thick of the neighborhood development. Postgreen’s Avant Garage units are on the same block. Memphis Flats and The Nine are around the corner. Palmer Park is more or less next door. So it makes plenty of sense that this parcel is being redeveloped.

According to the zoning application, the developer intends to include decks on these homes, and each home will include one parking space. Probably for the best, considering that Memphis St. residents can only (and often do) park on the sidewalk.

While this development makes perfect sense for the location, we do have one question/concern about the block. And that would be the very large, apparently poorly maintained, warehouse building on the southern side of the street. Owned by the same company that previously owned the triangle building, this 75K sqft building covers about half an acre of land and is definitely a blighting influence on the block.

We can only hope that the new development in the immediate area will hasten the redevelopment of this warehouse. It would certainly make it easier to sell the homes that should soon rise at here, which are listed, pre-construction, at $375K.
