Last month, Mohamed’s Halal Center at 4525-37 Walnut St. closed its doors, leaving a vacant space which previously held a convenience store. Mohamed’s will reopen in the Center for Culinary Enterprises when the local food-entrepreneur hub makes its grand-opening this fall. You may recall, we told you about this exciting project back in January.

Fmr Mohamed's

With Mohamed’s vacating their previous address, we wonder what might happen to this parcel, which measures almost half an acre. Considering the large development projects happening in the surrounding area, like the Croydon the Apple Lofts, and the recently-completed Homeward Suites at 4109 Walnut, could this site be attractive for a developer looking for a parcel for a large development?

Sits on a large lot

Perhaps current owners Allied 711 LLC might have the capital required for such a project? Well, according to the Board of Revision of Taxes, they owe over $25K in unpaid taxes, and don’t appear to have ever paid said taxes since they acquired this property back in 2008. Not that plenty of developers with deep pockets don’t owe money for property taxes, but we’re guessing that Allied 711 LLC won’t be knocking down the convenience store and constructing a huge new building any time soon.

On the other hand, with a corporate name like Allied 711 LLC (perhaps you’ve heard of a convenience store chain with this name?), maybe these owners have a new convenience store concept in the works for this location, and they’ve been biding their time, waiting for the former tenant to move out. Time will tell, but we’ll keep an eye on this parcel and update you when something interesting happens.
