It’s always interesting (for us at least) to look at the agendas for the ZBA- this task often points us in the direction of development we’d otherwise never have known about. Take, for example, two projects we learned about over the weekend, within a block of each other, in the “Spring Arts” neighborhood. Both will see vacant lots replaced by duplexes.

546 N 12th St. was purchased last summer by Thuc Nguyen for $45K. Now, Nguyen has plans to build a duplex on this site, which is pretty much across the street from the Institute and catty corner to some homes that went up last year. Architectural work for the home is being done by Fusa Designs. These guys have done some pretty creative work on homes in Northern Liberties, so we’d guess that this property will stand out from the crowd.

1102 Green St.

Public record shows that 1102 Green St. was purchased back in 2009, along with 1106 Green St., which was also vacant at that time. You can see above, 1106 has been built, and we’re guessing that the duplex planned for 1102 will at least resemble the building that was constructed by the same owners. As for when 1104 Green St., the remaining lot in the middle, will someday be developed, we couldn’t tell you. It’s held by a different owner who purchased it nearly a decade ago and hasn’t listed it for sale in the years since. Hopefully, they’ll be inspired to sell or develop sometime soon, and eliminate another vacant lot in this growing neighborhood.
