We got a tip about some construction on the 1200 block of Mount Vernon St. in the West Poplar neighborhood, so we checked it out and snapped a couple of pictures for everybody to enjoy. Previously, 1217-19 Mt. Vernon St. were empty lots, but quite a bit of progress has been made in recent months.

Two houses, we think

The developer, CBR Group, out of New Hope, purchased the two lots on Mount Vernon St., along with the two lots immediately behind them, fronting Camac St., earlier this year for $185K combined. The two Mount Vernon lots are huge and together cover almost 3600 sqft of land, while the Camac lots are a mere 1200 sqft put together. From what we can tell, there’s no construction activity on the Camac lots as of yet.

With houses down the block currently listed at nearly $400K, we’re not surprised to see additional construction on this street. And with several other lots still sitting vacant, we suspect there will be additional houses going up in the near future.

The past year has brought tremendous retail growth on Spring Garden St., and it appears that home builders are getting the hint that this area is on the way up. Here’s a the best selling point that we could come up with for those new houses on Mt. Vernon St.: A very easy commute to the recently opened Union Transfer.
