In March, we told you about plans to develop the northeast corner of 2nd and Brown Sts., which is currently a vacant lot. This project at 801 N. 2nd St., the self-proclaimed “Best Corner Left in Northern Liberties,” was approved yesterday by the ZBA.

As we told you weeks ago, realtor and developer Chris Richetti intends to build a six story mixed-use building with ground floor commercial and ten residential units. Also on the first floor will be a lobby for the apartments as well as nine parking spaces for residents. On the roof will be a nearly 1,600 qft roof deck. We were able to get our hands on a rendering of this building, thanks to the good people at Landmark Architectural Design.

Looks sharp

You may remember we mentioned an exciting new proposed development at 19th & Fairmount, in Francisville yesterday. Similar to how that project fits in well with the surrounding architecture on Fairmount Ave., this new building will fit in well in Northern Liberties, surrounded by several new construction, mid-rise buildings with contemporary design elements.

Since this project now appears to be a go, it’s time to start speculating on what will fill the retail space on the first floor. With the considerable growth in this neighborhood in recent years, many commercial needs have been filled, especially with the opening of the Superfresh at 2nd & Girard last year. What are people in the neighborhood still hungry for? Perhaps something for the growing stroller set in the area?
