Developer Trebiano Group LLC will soon be transforming a vacant lot at 614-20 N American St. into seven new single-family homes. This is one (of many) sites in Philadelphia that once had grand designs, only to see them dashed by the rocky economy.

The beginnings of foundations?

As recently as a few years ago, this parcel was approved for a new construction nine-story building with 15 condo units, fifteen car parking, and a first floor commercial space. This obviously did not happen, and the current owner purchased the lots for $650K back in August, according to public record.

Now, the owners are planning seven homes with basements and roof decks, and four of the homes will have rear entrance parking. While far less exciting than the previous plans, this is definitely good news for this block, which is bookended by recently constructed buildings, particularly in the south. 603 N American St., partially owned by Jay-Z and occupied by renters for the last few years, listed every unit in the building for sale back in December. Meanwhile, around the corner on Green St., five new homes are moving toward the finish line after months of construction.
