Last week, we took you to narrow Leithgow Street, pointing out two homes under construction next door to a community garden. Today, we make a move about a hundred paces to the north, to give you a little more development news for this block.

966 N Leithgow St. was a vacant lot purchased by TLC Real Estate Development in 2010 for $45K. This seems, at first blush, to be a decent price for a vacant lot in this neighborhood, but upon further consideration, this property has some limitations. Notably, it’s only 12.42 feet wide. As a reference point, most standard row homes are between 15′ and 18′ wide. While the two-and-a-half feet might not seem like such a big deal, we assure you it is. Let’s just say that pesky staircase takes up more room than you might think. The narrow street precluded us from snapping a photo that show it clearly, but the home has a very skinny look to it.

Meanwhile, just a couple of feet to the north, two more homes should soon be underway. Prestige Design and Construction bought 972-6 N Leithgow St. for $270K earlier this year. Though the address implies three lots, the three addresses only account for 40′ of frontage. So Prestige will be building two, twenty foot wide single family homes with garages. We actually featured one of their homes in the Graduate Hospital neighborhood last summer, which has since sold. Perhaps these new homes will resemble it somewhat?
