We’ve known about upcoming construction on Green St., between Philip and American Sts. in Northern Liberties, for months now, and have been checking in from time to time to see whether any work has started. Here’s a shot of the lots in question toward the end of July:

The lots appeared, at the time, to be a parking lot for the building immediately to the north, so we were interested to see exactly what the construction would look like. The other day, we were in the neighborhood and figured we’d check in, and were really impressed with the progress at the site over the past 6-8 weeks.

Five homes have been framed, and none appear to be complete just yet- according to the zoning application, the homes will be four stories and forty-five feet tall. The properties are being developed by Liberty Homes, a subsidiary of Tower Investments, builders of the Piazza, Liberties Walk, etc. This project has probably been in the works for quite some time, as the land was purchased for a little over $3.1M back in 2006 from the now reformed Citizens Alliance for Better Neighborhoods. Looking at the price, we’re guessing that the lots on Green St. came with other properties in the same transaction, but we can’t figure out their addresses. Also, we didn’t realize that CABN purchased property outside of South Philly, but hey, you learn something new every day, right?
