In recent weeks, we’ve dedicated some digital ink to the area surrounding 4th and Brown Sts., discussing the new Four Squared development on the east side of 4th St., and mentioning a couple of gross looking, facade-less buildings on the west side. We’d like to mention one more building of note in this area, then we promise to belabor some other corner for weeks in a row.

Mmm, fish!

The Pride of the Sea warehouse, located on the southwestern corner of 4th and Brown Sts., is for sale. On the market for the past year and a half, it was originally listed at nearly $900K, and the price has gradually come down to its current $795K. The warehouse sits on a lot that measures over 6000 sqft., and is begging for some high end, probably residential development. While a creative developer could probably build condos on the site, adding stories onto the existing structure, we’re not sure anyone could get the fish smell out of the building. Ew.

More likely, the developer who ultimately purchases the thing will tear it down and build new single family homes or condos. At such a prime location and surrounded by interesting design in all directions, we have high hopes for whatever eventually comes to this corner. Provided, of course, the developer is able to get support for whatever zoning variances are necessary. This will definitely be necessary because like many properties in Northern Liberties, this one is zoned for light industrial, further proving (as if we didn’t already know) the importance of a reformed zoning code.
