A week ago, we gave you the great news that a long vacant lot at the corner of 16th & South was on its way to redevelopment. At the time, we had very few details about the project, save the fact that it would be a mixed-use development with residential and commercial uses. Today, thanks to Wednesday’s SOSNA zoning meeting and the assistance of the good people at JKR Partners, we have some fresh info on this here project.
The proposed building will be four stories high, and will include a roughly 1,500 sqft commercial space as well as five apartments. The second floor will include two 1 bedroom units, and the third floor will have one 2 bedroom unit as well as two bilevel three bedroom units. The commercial tenant has not been determined as of yet, but the developers are looking for the “best possible tenant for the space.” Uh, might be worth it to give Tria a holler, if you ask us.
The meeting was only informational, so no voting took place the other night, but the community seemed generally very pleased about the proposal and the thought of filling in one of the dwindling vacant South Street West lots. A couple of concerns came up from the hair salon next door, who feared that the entrance to the building might have a negative impact on visibility and accessibility for her business, and the developers seemed willing to work with her to figure out a solution. Just about everyone else had nothing but praise for the proposal. The day before, South Street West Business Association endorsed the project as well.
Yup, it looks like another win for South Street West. And we’re taking wagers on what will happen first: Will this building be built and fully occupied, or will Honey’s finally open? Place your bets, everyone!
