When we last checked in on the proposed development at 1612-16 South St., the SOSNA zoning committee and the community had just given their support to this project. A reminder, the developers intend to build a four story building on this blighted parcel, with first-floor commercial space and fourteen rental apartment units. Here’s another look at these lots, with what’s left of a failed previous attempt at development:

The lots
Today, at 2pm, the developers will present this project to the ZBA. We’ve learned that a near neighbor, who is an absentee landlord, has hired an attorney to oppose this project. This is the same neighbor who successfully appealed the previous project that was set to get built on this site several years ago.
Now, we’re clearly biased, but we see this project as a tremendously important step in continuing the revitalization of South Street West. A 2,500 sqft commercial space will draw an anchor tenant that will bring more traffic to the area, and make it even more attractive for other businesses. All those residential units will provide needed density for businesses on the corridor, and allow the financials to work for the developers to provide the large commercial space.

Rendering of the project
If you agree and want to make your voice heard, we’d suggest showing up at the ZBA hearing today, at 1515 Arch Street, on the 18th Floor. This development is seventh on the docket, so it’s possible it won’t be heard until 2:30 or a little after.
See you there?
Full disclosure: OCF Realty, one of the representatives for the developer, is the parent company of Naked Philly.
