In the southeastern section of the southwestern part of Center City (got that?), several small streets run north-south between Carpenter Street and Washington Avenue. We confess, we don’t often find ourselves on any of these blocks, but they too are seeing their fair share of development these days. For example, the 1000 block of South Bouvier Street is populated by a mix of older and newer homes, and is currently seeing a long-vacant lot finally filled with a new home.
Connor Dev LLC bought 1014 S. Bouvier St. earlier this year for $155K, and are now building a single family home on the lot. Newer homes on this block have sold for over $300K this year, which is probably the targeted price for this home. In case you’re wondering why the prices are not higher, these lots are only 40′ deep, resulting in shallower-than-usual homes.
You can see, the home next door has also been rehabbed in the last two years, since the Google Street View image above was taken. If the stuccoed cornice at 1012 S. Bouvier St. was any indication of the condition of the rest of the home, we imagine the renovation was much-needed. The new facade surely has its fans and detractors, but we kind of like the unusual look of this home. If a string of homes in a row were done with this kind of facade we’re not sure we’d be so into it, but the way this one home sticks out so dramatically from its surroundings makes the block more interesting, if you ask us.
Meanwhile, assuming that Metroimpact starts work sometime soon on the two homes they proposed over a year ago on the northern side of the street, the block should be in store for even more changes soon.
