Hard to believe that it’s been a whole year since we last checked in at 2400 South, Toll Brothers rather large and not-entirely-beloved project in the northwestern section of the Graduate Hospital neighborhood. Back then, an old parking garage (which was going to be converted into condo units in an early iteration of the project) was in the process of being torn down, with months of site work to follow.

A year ago

After what must have been a ton of site work, the first phase of eleven stacked town homes which will eventually consist of twenty-two units is very much underway. The view on South Street at the moment is of framing rising over recently poured foundations. They’re less than halfway up at this point, but the homes are definitely beginning to take shape.

Of course, this is only the beginning of this project. Still to come are eleven similar structures on Bainbridge Street, twelve stacked town homes inside the development, and a large condo building that will front 24th Street. The condo building, as you may recall, will have a small retail space at the corner of 24th & Bainbridge.

We’ll clearly revisit this site repeatedly in the next couple of years, checking in on its progress as it brings a couple hundred new residents to the area. Hopefully, this will mean a number of active new members of the community, as well as plenty of new customers for area businesses. And maybe, just maybe, someone will be crazy enough to take on that corner commercial space…
