In the last year plus, the teeny and easy to miss 2500 block of Montrose has seen two significant construction projects progress from start to finish. Back in October, we told you about a couple of homes under construction on the eastern end of this Devil’s Pocket block, from builder John McHugh. Those homes now appear to be finished, with one next door still incomplete. Earlier last year, we told you about three condo units that we going up on the western end of the block, pretty much touching the adjacent Veolia Plant and a series of what appear to be transformers. That project is also all done, from the looks of it.
Turn the corner on this little block, however, and you’ll notice that some serious changes have taken place since our last visit, aside from the completion of the homes mentioned above. Notably, just about every building that hasn’t been built in the last couple of years is no longer with us. Over the last couple of weeks, they’ve all been demolished, with a couple of old foundations and some rubble as lone reminders of what once was.
From what we can tell, Metroimpact is still the developer who controls most of the block. Looking at their website, it’s clear that they’ll be building three new homes on the south side of the block with about 2,500 sqft of living space, garage parking, and a list price in the mid-$400’s. As for the north side of the street, it’s not entirely clear what will be coming since the application to build similar homes was withdrawn last year in the face of opposition from neighbors. Some permits issued by right last fall would seem to indicate that shorter homes without garages will be the choice, but we’re not sure what we’ll see.
As far as design goes, we’re expecting the homes to at least resemble the renderings shown below, from Anthony Maso Architecture and Design.
Yes, this block is seeing some serious changes. Would anyone out there argue that this isn’t a big-time improvement?
