A reader wrote in, asking about 1129-31 E. Montgomery Ave., two vacant lots a few steps from Girard Ave. and across the street from Kraftwork. Thinking that two vacant lots in such a hot area meant that development was sure to follow, we decided to do a little digging- and here’s what we came up with.
The lot on the right, 1129 E. Montgomery Ave., was once a teeny little cottage, set back from the street like many other Fishtown homes. It featured an odd triangular roofline and some sweet vinyl siding. As far back as 1998, it was in need of some TLC, and sometime between 2003 and 2009 it was torn down. Currently, it’s listed for sale at a too-high price of $125K, especially considering it’s less than 14′ wide.
More Investment Properties purchased 1131 over two years ago for $60K but waited until last summer to tear down the home that was previously at this address. Not a shame, much as we love vinyl siding.
Unfortunately, it doesn’t seem as though building permits have been pulled for either property to date. 1129 will have to get sold (ie the price will have to come down) before anything will happen there. As for 1131, we’d imagine that the current owners, now that they’ve torn down the property that previously stood here, will perhaps be looking to put up a home sometime this year.
We’d guess that as soon as homes go up at either address, they’ll sell in short order. After all, who wouldn’t want to live so deliciously close to Kraftwork?
