Members of the Fishtown Neighbors Association (FNA) have been busy lately. And if their numbers are indicative of anything, it’s that Fishtown’s real estate market is gaining momentum. As FNA zoning chair Matt Karp puts it, “there’s no letting up in sight.”

We’ve covered a number of recent Fishtown projects, and a couple of weeks ago FNA approved another, this time at 624 Flora St., a large vacant lot. Developers have proposed seven three-story homes with car ports and roof decks at this location. The project will subdivide the lot which goes from Flora to Girard, only taking about half of the depth of the lots and leaving room for future mixed-use development on Girard Avenue. So, whoever buys these 21st-century chic modern homes might someday look at concrete out the backyard, but that’s a concern for another day.

The architects for this project are the Ian Smith Design Group. Interior layouts for garage front homes is always a challenge, and these properties were no exception. These homes will feature three bedrooms and two-and-a-half bathrooms, with the kitchen on the second floor along with one of the bedrooms. While this will probably bug some potential buyers, we imagine that plenty of folks won’t mind the tradeoff for having guaranteed parking.

Hopefully, these new homes will spur additional development on the backside of these lots, which would add to the burgeoning Girard Avenue commercial corridor.
