About half a year ago, we told you about plans for three new homes on tiny lots on the 2100 block of Kimball Street. How small are the lots, you may ask?

According to the zoning code, a conforming lot is 1,440 sqft, which translates into 16’x90′ or 18’x80′. Now, there are probably more nonconforming properties surrounding Center City than not, but many at least come sort of close. But not these. At 18’x30′, they’re a little over a third the size of conforming lots, which presents some, er, challenges. But the fact that lots this size are being developed at all is a clear indication that demand for land in the Graduate Hospital neighborhood remains quite fevered.

In the intervening months, the new homes have been framed out, sheathed, and now interior work is ongoing.

Two more, down the street

The homes will be finished in the near future, assuming everything goes according to plan. And given how quickly new construction sells in this neighborhood, they should be occupied pretty soon as well. Meanwhile, on the same block is another project that we discovered the other day. The home at 2107 Kimball St. has actually been a long time coming, as the developers first presented to SOSNA last summer. And a few months from now, we’re certain it will be occupied by yet another new addition to the neighborhood.

With four homes under construction on this block, one wonders about whether there’s anything happening at the Frankford Chocolate Works, whose rear covers the entire southern side on the street. Regrettably, we have no news on the mixed-use renovation proposed back in 2011. We’ve heard sporadic rumblings (literally) of some interior demolition over the course of this year, but otherwise it’s been radio silence. Imagine, if you will, just how cool it will be when this building is finally brought back to life.
