Back in December, we told all about Hagert Square, a proposed thirty home development at the corner of E Hagert & Gaul Sts., on the Fishtown border. In the months after our initial post, we got several emails from concerned neighbors, worried that this project was never going to happen, due to the fact that the parcel was listed for sale and no work had yet occurred. Well, we can tell you unequivocally, that this project is most definitely happening- a long line of foundations confirms it.

We stopped by the site today on the recommendation of a reader, and we couldn’t believe just how much work had been done already. We’re guessing that the homes on the western side of the development will start getting framed out soon, and the eastern side will start getting foundations around the same time. Three footers are already in on the eastern side of the development, but it seems like there’s a lot of demo and digging that has to take place before the rest of the work can be done over there. Then again, there was just one guy in the pit today, cutting out what looked like an old foundation; if there was more of a hurry on this phase, we’d guess there might have been a couple more guys down there.

In case you’ve forgotten, the homes will be in the 1,600-1,800 sqft range, will have 3 bedrooms, 2.5 bathrooms, and two-car parking. Here is a site plan and a rendering from Moto Design Shop.

And as an aside, according to public record, the original developer for the project, Hagert Square Inc, did indeed sell the parcel, with plans and approvals included, to a new developer based out of Florida. This could explain the over-six-month lag between the project’s introduction and the beginning of work on the site last month.

Nevertheless, this project should be transformative for this area, which has seen plenty of one and two and three off projects, but nothing close to this scale. We’ll be interested to see the renderings above turn into reality.
