We got the heads up from a reader that a zoning notice had recently gone up at 1109 N. American St., a kind of disgusting looking garage building immediately to the north of One Shot Coffee and across the street from the progressing Stable Flats project. We took a wee jaunt over there and found that this was indeed true.

According to the zoning application, the plan is to demolish the existing building, and to build a new four story building with a two-story salon on the first two floors and a bilevel apartment on the upper two floors. DNA Real Estate purchased the property for $200K last summer, and while we haven’t seen renderings for the project, this will certainly represent an improvement over what’s there now.

As for what exactly the new building will look like, we are not sure, as we couldn’t make the NLNA meeting where the project was presented. According to the NLNA minutes, the existing garage will be maintained, and the project will be an addition, though this seems to conflict with the wording on the permit. Another confusing aspect of the permit language is that there will be the “creation of an off-street parking garage at the first floor for use as a hair salon on the first and second floor.” So are the developers maintaining the garage? Or just the garage door? And wouldn’t a salon prefer to be on street level?
