Four Squared

Pretty much across the street from the extremely popular Honey’s Sit n’ Eat, Callahan & Ward Properties are halfway through the construction of their Four Squared development at 817-23 N. 4th St. The first two of the four houses are completed, with one currently under contract. 819 N 4th St., still on the market, is listed for $789K. We’re totally speculating here, but we imagine that construction on the other pair will commence sometime soon, perhaps as soon as the property under agreement goes to closing.

Empty lot, waiting for more construction

A rendering of all the Four Squared houses

The houses are about 2,600 sqft., each with 3 bedrooms and 3.5 bathrooms. The houses have two-car garages with rear access, along with roof decks with skyline views. The look of the houses is not so out of the ordinary, but the details on the 4th story make them a little more interesting than an old fashioned Philly row home. One thing that can’t be argued with is the location of these houses- some good stuff right down the street, with the rest of Northern Liberties just a few blocks away.

Plants, brunch, AND a giant new construction building? Aw, you shouldn't have.

We’ve thought about it, and we’re not entirely sure what ‘four squared’ means, but we’re thinking it’s four stories times four houses- that makes sense, right? So… should we just call it ‘Four by Two,’ for the time being? How bout ‘Two by Four?’
