Over the last several days, we’ve given you the heads up about a number of properties currently under construction and about to be under construction on the 900 block of skinny Leithgow Street, in Northern Liberties. Today, we have a little more action to report, just a block further north.
1036 N Leithgow St. is currently under construction and is already on the market, listed for $440K. It replaces a blighted building that has been torn down. The developer is Fernando Lopez.
The new structure will have about 2,300 sqft of living space, 3 bedrooms, and 2.5 bathrooms. In addition, it will have a roof deck and 1-car parking. As you can see, framing has progressed and a facade should be going up soon.
Meanwhile, just to the south, a foundation has been poured somewhat recently. The lot in question is only 13.25′ wide, which means the home will be just a pinch wider than 966 N Leithgow St., which we told you about yesterday. Because of the vacant land on either side, we can’t tell whether this is 1030 N Leithgow St., or 1032 N Leithgow St.
Either way, it’s gonna be a fairly little house.
With desirable parcels on major streets getting harder and harder to find, we suspect we’ll be seeing more of these mini-homes go up on the narrow side streets in this neighborhood in the years to come. Is that a problem for buyers? Not yet, from what we can tell.
