It's been many months since we checked on the Folsom Powerhouse project in Francisville, and there's been plenty of progress at the site since our last visit. Remember, the first phase of this project from Equinox Management & Construction and Postgreen Homes included the construction of seven buildings- three townhomes and four duplexes. All of those units, designed by by Interface Studio Architects, were available for sale and have sold, according to the Postgreen website. A couple of weeks ago, a ribbon cutting took place, celebrating the completion of the first phase.

The units that are already finished

With the completion of the first phase, it's now onto the second phase of this development. On 18th Street, two apartment buildings are now under construction. These ten units will be rental apartments and one of the buildings will include a retail space. Further east on Folsom Street, a single home, a triplex, and three more duplexes are on tap.

Here's what the project will look like when it's finished:

Project rendering

Considering this large parcel was City-owned and vacant for many years, this is a wonderful step in the right direction. When we last visited this site, we were hopeful that a similar fate would befall another large vacant lot in the neighborhood at 19th & Wylie, but it's unfortunately as big and empty as it was eight months ago. Ah, maybe when the Folsom Powerhouse project is finished, we'll have some good news to share on that front. Or maybe it will continue to sit empty for years to come, there's really no way of knowing right now.
