As we’ve covered over the past several months, development just keeps moving along in the West Poplar/Spring Garden/Spring Arts neighborhood. Today, we bring a rather small upcoming project to your attention that sits in the shadow of one the largest potential projects in the neighborhood.

Vacant lot

1013 Green St., according to the zoning application, will soon transform from a vacant lot to three story triplex. Though the 1000 block of Green Street isn’t so nice, and features several blighted properties, it’s still very close to other development in the neighborhood. Just looking to the east of this property, you can see a sign marking a future Spring Arts Point development on the next block.

The potential is certainly there

Much more interesting is the case of the vacant nine-story Independence Press Building that’s across the street. The building sits on an 18K sqft lot, and has about 156K sqft of interior space. It’s currently listed on the market for $7.150M. According to the listing, permits are in place to convert this building into 92 residential units with 92 parking spaces. All of the demolition and environmental remediation are completed, as well.

Obviously, a huge project like this would represent a significant step for this burgeoning neighborhood. Hopefully, an investor with a grand vision will step in and redevelop this property very soon. And our even greater hope is that this investor, whoever they may be, opts for the residential conversion and not the second option that the listing provides for this building: a huge public storage space.

We shudder just thinking about it.
