If you keep track of their monthly zoning meetings, you know that Northern Liberties is currently in the middle of a development surge. It seems that every other block has a new project sprouting up like a half-million-dollar weed. Today, we bring two such projects to your attention, near 5th & Poplar.

Just a few doors down from the southeast corner of this intersection, four foundations can be found where there was formerly a vacant lot. Back in January, NLNA agreed to support the application to divide what had been three lots into four to allow for the construction of new single family homes on this parcel.

A week ago. Has framing started?

Meanwhile, a block to the west, framing appears to be complete for the second four homes in the Poplar View Townhomes development on the 600 block of Poplar. We last checked in here back in January, when foundations had just been poured. At that time, a commenter mentioned that none of the first phase had sold, despite a drop in the asking price from $675K to $550K.

In case you don’t remember, these are all 3,700 sqft homes, with 4 bedrooms and 3.5 bathrooms in each. Also, they all have subterranean garages, with access from the rear. Does anyone know if any of the first set of homes have finally sold? Does anyone think that the developers will have an easier time selling phase two?
