We were meandering through the neighborhood a couple weekends ago and happened upon an 'Open House' sign at the corner of 18th & Carpenter. The sign pointed us toward 1715 Carpenter St., a building we've wondered about for many years.

Home for sale

This home, listed for sale for $850K, certainly doesn't look like any other homes in the area. We always thought it was built from the ground up, designed by a creative architect that was looking to make a statement. It turns out it's an adaptive reuse of a former warehouse, redeveloped about a decade ago when there were only warehouses on the north side of the 1700 block of Carpenter. Since it's a converted warehouse, the interior lays out differently than a standard home, with one bedroom on each floor. The photos in the listing don't really do it justice, but you can get a good look around at one of the open houses taking place this weekend. 

New homes next door

You won't, however, be able to look around inside the homes immediately next door unless you know the people that live there. We first told you about this property about two years ago, when it was just a vacant lot. In the intervening years, a developer built the two homes you see above and a home in the back on the 1700 block of Montrose Street. Both Carpenter Street homes sold somewhat recently, with one trading at $837,500 and the other at $875K. We would have never expected these prices on this block even a year ago. But hey, the market is really hot in this neighborhood, folks.

New condos to the west

Closer to 18th Street, developers tore down a warehouse a couple years back that had contained a laundry care company for a long time. They're now coming toward the finish line on a row of quadplexes that they're selling off as condo units. Several units are listed right now, with prices ranging from $400K for a 2 bedroom 1.5 bathroom unit to $525K for a 3 bedroom 2.5 bathroom unit. As we said above, demand is incredibly high in the neighborhood these days, and we expect these units will get snatched up as the buildings are finished. And with a new neighborhood park expected at 17th & Carpenter in about a year, anyone moving to this block will soon have a shiny new amenity that will further justify the rising home prices. What a time to be alive.
