Two summers ago, we told you about an 11-home 5-garage project slated for a large vacant parcel just under the wrist of I-95 where Berks and Hewson Streets meet Wildey Street. There were also approved plans for two homes at Berks & Wildey from the same developers.

Whether it was due to community opposition or other more pressing projects, the project didn't get built and the lots have remained vacant.

This month, almost two years later, the developers came back to the Fishtown Neighbors Association with new plans, still designed by KJO Architecture, for 13 homes with 12 rear off-street parking spaces. It seems the developers scrapped their approved plans for the corner, and combined the two projects, making it possible for a drive-aisle that will serve the majority of the homes. The project got approval from the community, and now it moves on to the ZBA. These are the same folks who built a home right next to the Bicycle Stable without community support, also two years ago.

Over the past two years, redevelopment has only continued in Fishtown. Much has been infill and has spread to many unused garages and vacant lots that were once industrial areas that have grown out of their old identities. This winter we wrote about how the FNA witnessed a record number of zoning applications in 2013, as well as realized record participation in community involvement. This project is somewhat on the far side of Fishtown, so it too points to how developers are looking to capitalize on all opportunities down in the river wards. It also points to how developers can sit and wait on a project if they see a better outcome ahead.
