They are also adding an entrance and a large display window, with a canopy above, on the side of the South St leg of the building facing the parking.

You can find a pdf of the plan online. Go to atlas dot phila dot gov, search for 2300 South St, click on the Licenses & Inspections tab, then under Zoning Permit Documents, click on the link for ID 27-316764.

Sounds like a huge waste of space…

Buyers are just looking for “new” and “location”.

Dock Street has two somewhat different renderings floating around (PhillyMag and Dock Street’s own blog has the other one); the rendering on philly dot com is somewhat different than the new brickwork as-built, which is closer to the original building. This corner building, the one behind it and the adjacent Exyn Technologies drone research facility were once all part of the Phosphor Bronze Smelting Co., whose surviving buildings also occupy the entire next block (2300), including the LCB warehouse. The latter had been taken over by Phosphor Bronze from Quaker City Cooperage at some point. See more about the buildings’ past in the Philadelphia Industrial & Commercial Heritage public facebook group, including an ad illustration of the entire complex.

Developers in Philly really need to involve architects/design consultants more. Nicer exteriors result in higher selling prices, plus a nicer neighborhood for everyone.

I’m not going to say which photo because we all know which one. It looks like a 1970’s shopping center brick.
